Development arrives near Goodyear Ballpark

Economic development was cited by local politicos when the decision was made to fund Goodyear Ballpark, and that development is finally on the way with the announcement of Ballpark Village, to be located north of the ballpark.

Goodyear Ballpark is spring home of the Cleveland Guardians and the Cincinnati Reds, whose training complexes are located south of the ballpark. And while we have seen some residential development near Goodyear Ballpark in recent years, the emergence of a downtown-style experience in what is billed as Goodyear’s city center has proven to be elusive. (We say downtown style because Goodyear is pushing a what it calls a downtown development, GSQ, north of the freeway.)

With the announcement of Ballpark Village, however, the hope is that Goodyear can sustain interest in the area past the two months of spring training. The 7.7-acre retail development at the northeast corner of Estrella Parkway and Yuma Road will bring a mix of national and local tenants to the area. According to a city press release, Ballpark Village is nearly fully leased, with only 13,673 square feet of space remaining.

“We’re excited to welcome this new retail space to Goodyear,” said Mayor Joe Pizzillo via press release. “This development meets an important need for residents in this part of the city by bringing shopping and services closer to home. It also enhances convenience, creates jobs and supports the continued growth and vitality of our community.”

On tap for Ballpark Village: Farmer Boys, a fast-casual restaurant known for its farm-fresh burgers and breakfast; Mesquite (Mexican cuisine); Bruster’s Real Ice Cream; Jersey Mike’s Subs; Nautical Bowls; Starbucks; Pacific Dental Services; and The Nail Boss, a locally owned salon. Construction has started, with an opening expected in 2026.

Also coming next to Ballpark Village and Goodyear Ballpark: Rush Funplex, a 74,000 square foot ground-up family entertainment center, featuring bowling, go-karts, laser tag, miniature golf, arcade games, bumper cars, trampolines and more.
